75%? NO WAY, NO HOW!

We all know just how hard it is to get people involved with the association’s affairs. Sure, there are those who love to complain about everything, but never volunteer for anything. Then there are those who will volunteer, but their only real agenda is how something effects them personally. Lastly, there are those die hard, tireless individuals who are proud to serve, want what is best for the community and tolerate the ridicule and abuse from complainers. Let’s be real, getting 75% of owners to agree to anything is nearly impossible, especially for a large community.

Let’s say a tile roof is in disrepair and must be replaced. The association has no money, the board has looked at the less expensive option of replacing it with shingles roofing. The majority of the unit owners are out of the country most of the time and very few ever take the time to vote on anything. If you are a board member, my question is, do you think 75% is too high of a requirement?

Now let me say from a management point of view, 75% seems like a great number, but sometimes unachievable. It is important when making material changes that everyone’s opinion be considered and all options weighed.
