CAN OUR MANAGEMENT TEAM BE TRUSTED IF THE DEVELOPER HIRED THEM?

This is a very common question that boards and owners ask during the turnover process. Many times if the Developer/Declarant have been less than professional, blame gets put on the LCAM and or the Management Firm. However, everyone should keep in mind that an LCAM or Management Firm is OBLIGATED by contract to perform all tasks directed by the Board of Directors. Board of Directors should be the decision makers.  LCAMs and Management Firms should be the facilitator of these decisions! Board members should make the decision on retaining the LCAM/Management Firm based solely on their level of professionalism and the ability to ensure the Association is compliant with Fl statute 718-720. 

 

Are the financial records accurate and well maintained? Are meeting minutes readily available upon request? Are all calls and emails returned expeditiously? Are the grounds free of debris? Are amenities clean and in good repair? 

 

Bottom line, if your Site Staff and Management Firm are doing everything within their power to proactively meet the needs of the community, then don’t throw the baby out with the bath water! 

 

Remember the LCAM, Site Staff and Management  Firm will likely have a tremendous amount of historical knowledge for the community, which is beneficial. 

 

If your LCAM and Management Firm  have not provided the quality service stated above, then clearly cut ties and move on!!
