IT’S TIME TO CALL IN THE EXPERTS

The board has set its objectives and goals and are now getting the tasks completed.

 

The important thing to know, is who to call. The following firms will be instrumental in assisting the board in verifying the physical and financial status of the community. Consider hiring the following as a part of the initial transition team.

 

1.    ASSOCIATION LEGAL COUNSEL- Having your documents reviewed and seeking guidance during the initial transition period is paramount to the board acquiring comprehensive understanding of the association documents as well as FLS-718 or 720. When in doubt, ask for clarification from the association attorney.

 

2. CPA or ACCOUNTING FIRM- As stated in Florida statute, for HOA, turnover 720.30 3(r) and for Condominiums 718-301(c), financials must be audited by an independent certified public accountant.

 

3. ENGINEERING FIRM- This individual is key to ensuring all common areas and amenities have been completed, as promised, by the Developer. During this process, it is also recommended the board retain the Engineer to perform a comprehensive reserve study for future reserve fund planning.

 

4. LCAM FIRM- An LCAM or LCAM firm will be instrumental in auditing association records, ensuring all documents are present, all vendor files have up to date contracts, insurance certificates, business licenses etc. Rebidding contract services and reviewing meeting minutes book etc.
