PROACTIVE VS REACTIVE

Much has changed in our condo and homeowners associations over the past year. As Eric mentioned on Monday, many board members have realized the impacts of their decisions are long-lasting. As I write this blog, our legislators are brewing the changes to condo and HOA laws. While we don't know the outcome, it is essential to understand what will change and impact your association. 

 

From what I've read and seen thus far, our associations will most likely be required to have a Reserve Study conducted to determine how much an association should have in reserves and what items they should be reserving for as well. In my opinion, this is all excellent news; however, Board members and managers need to take action sooner than later. If you have an association that doesn't have a reserve study, I suggest you start requesting your management team to obtain proposals.   If such a law passes, the demand for Reserve Study's will significantly increase, and cost will most likely do the same.

 

It's better to take proactive measures today because if reserves do become mandatory, at least the board and management can understand what the impacts will look like and what steps will need to be taken to meet the required threshold.
