INSURANCE CHANGE NEEDED

Insurance is a line on the budget that at times doesn't get taken very seriously. I believe this is the case because the value is not realized unless a significant/catastrophic event occurs. While these policies are, in most cases, just for the common area, they protect the interest of all those living with the association. As such, Boards should be working with industry experts that know and understand the association insurance world.

What amazes me the most is the lack of understanding condo owners have regarding their insurance coverages. Many believe their interior unit is covered by the association's policy, which they are not in most cases. This occurs because mortgage companies and associations aren't requiring condo owners to have such policies.

These are some of the changes that I would like to see:

  • Require HO-6 policies for all condo owners or require reserves for the insurance deductible.

  • Require associations to have a property appraised every twelve months to confirm proper coverage.

The most intelligent people understand that mistakes are inevitable in business/life, and it's part of growing. However, that growth only happens if you learn from prior experiences. Change is overdue in many areas within our industry, and I'm hopeful those individuals representing our interest have seen what's behind the curtain and take the necessary action.
