SAFEGUARDS ARE NEEDED

Being a seasoned association management company comes with many benefits, and one of those benefits is knowing who the industry experts are. As managers, our jobs are made much easier when we work with the right expert who understands our industry's intricacies and challenges. Unfortunately, you don't have this advantage when you sit on a board unless you have a strong management partner to guide you through the process. I've always believed that the state should require associations to provide its residents with an updated reserve study every two to three years. In addition, for condo associations, I also believe an engineer should be hired every five years to provide an overall assessment of the structure and its life safety components. Such a report should be required to be provided to the owners no different from the annual audit.
 

Having these safeguards in place allows for a transparent understanding of the condition of the building. It also provides leadership (the board) with the actual useful life and cost of maintaining the property.
