I’M VERY CONCERNED

As the budget season comes to an end, I'm getting very concerned with what I've heard about condo boards and what they plan on doing with reserves. It seems that certain Board members are not taking the new legislation for the Structure Integrity Reserves seriously. 

 

Many board members believe a change will come to the law that reduces the reserve requirement, and they don't see the necessity to approve some reserves this year. Further, what scares me the most is that they are taking a wait-and-see approach to the SIRS.

 

Now is the time to communicate to your residents the reality of what is happening and how the board will do its best to manage the situation. Boards can no longer take the kick this can down the road approach because the consequence will be harsh. 

 

I'm curious to see what our readers in Condos three stories with no reserves are doing during this budget season.  Are you proposing some reserves, are you taking the wait-and-see, or are you pulling the band aid off and fully funding?
