As we begin 2017, most of us look toward the possibility of good things to come over the next 12 months. It’s a clean slate and a fresh start. As Eric stated in his blog, it’s a perfect time to review all contracts making sure they align with the associations financial and physical needs. It is also a perfect time to meet with your CAM team, legal team and site staff to ensure everyone is fully engaged in the common goals.

Developing a comprehensive action plan for the next 12 months is paramount to having a successful year. Call it the associations “New Year’s Resolution”! Many associations have new board members, by hosting this planning event, it brings them up to date on open items and allows them to become engaged in plans for the future. There are several key items to keep in mind when developing your action plan as outlined below.

  • Review all contracts

  • Establish protocols for CAMs

  • Determine capital projects, timeframe for completion, process for procurement of bids

  • Determine if amendments to declarations or bylaws is needed and who will head up the task.

  • Outline deferred maintenance projects to be tackled, time frame for completion, cost projections and bid process.

  • Outline other special board goals and objectives. These can be updating rules and regulations, hosting more community events, etc.

  • Lastly, but most importantly, make sure each board member gets certified. Check out the Condo Craze and HOA website for a list of FREE certification classes.

    Remember, certification is required by the Florida statute!
