CHECK OUT VRBO OR AIRBNB

One of the most common sites used for daily or weekly rentals is VRBO or “Vacation Rental by Owner” or AirBNB. These sites have become a thorn in the side of management firms and boards who work tirelessly to uphold the regulation outlined in the association documents. For the garden style communities and communities without management or front desk staff, it is almost impossible to control or to detect such violations. But, for those communities who do have a management staff or front desk staff, it is easy together the proof you need to call out the offending homeowner.

 

At Condominium Concepts Management our site personnel regularly check these sites to see if any familiar addresses or names appear. And then just as Eric suggested, we call and get the details, print the ad and take the evidence to the board for immediate action. In our high-rises, it goes a little further. Our staffs pay close attention to the comments made by these unwanted guests. Here are other identifying traits that can clue your staff that illegal renting is occurring.

  • Homeowner is leaving a packet and keys frequently at the front desk for pick up.

  • The unsuspecting guest inquires as to where the ice machines are located.

  • The guest requests maid service.

  • The guest can’t remember the owner’s name.

  • The guest inquiries about the area, things to do, places to eat, etc. If they were friends or family, wouldn’t they been given a recommendation?

  • The key to combatting these blatant violations is to be vigilant in the observation of all daily activity and as a board to be firm in the corrective action taken when violations occur. Remember, the level of violations is dictated by the level of tolerance.
