An
article that was recently published on July 28th,
2013 in the New York Times, stated that, according to the "Stanford
Act", FEMA is prohibited from providing emergency
assistance to Co-ops, Condominiums and other HOA’s as they are
classified as "business entities." The article further
states that single family homes can receive as much as $30,000
in emergency assistance. A group of New York and New Jersey
Legislators are currently working to "correct an
inequity" as stated by Representative Steve Israel, who is
sponsoring the legislation.
FEMA
believes that Condominium owners can get assistance to rebuild
walls and floors but will have little luck obtaining assistance
to repair exterior building amenities and common areas. Likewise
HOA's would experience much the same, with the ability to obtain
assistance for Home Repairs individually, but no funds for
common areas or amenities.
So,
as we begin to prepare the 2014 budget, it is important to
ensure that not only are your operating expenses accurately
projected, but that you are building your capital reserve funds
and that you have adequate disaster coverage in your insurance
policy.
