Most
association struggles with new resident management. The underlying
concern is about knowing who is moving into the community. However,
the “policing” approach sometimes overshadows the opportunity to
WELCOME the new resident into the community.
A more
positive approach can help both sides get critical information and
decide if this a good match between new residents and the community.
All too often, the sales process for a home does not prepare the new
resident for a complete understanding of what it truly means to live
in a community association. It does fall on the association through
its management company to somehow set expectations, educate the
resident, while also handling a compliant application process.
An ideal
situation is where the association has a committee that can
specialize in the new resident welcoming, applications, etc. The
management company can play an important role by making the

efficient manner to offer the new resident some disclosures if they
were not provided already during the sale process. For example,
during the process of requesting an estoppel, why not have the
ability to order it in a web-based platform and have the alternative
to bundle it with governing documents, or questionnaires, or audited
financials. Additionally, does the community application provide
association rules and ask the new resident to sign off on them?
These critical disclosures can help in terms of compliance.
Simultaneously, the committee can focus on having a more personal
approach that can focus on critical areas of interest or focus.
