As Eric mentioned on Monday, certain HOA docs do have language that
requires new owners to contribute to the purchase of their home.
However, too many times, Board members believe this provision only
applied during the initial purchase of the property.
At Affinity, every time we take on a new HOA, we read the documents
to understand what's allowed and what isn't allowed; however, we
also look for the provision that provides for such contribution. If
we find such language, we immediately ask for the opinion of the
association's attorney confirming we can charge such fees to new
owners. By taking this proactive approach, we’ve helped several
clients realize additional income they had been missing out on for
years.
On average, most associations will see anywhere between 8% - 15% of
the homes sell each year. If your association has three hundred
units, 15% turned over each year, and the contribution is $350,
you’d be missing out on about $13,500 per year, every year.
