DON'T LET YOUR GUARD DOWN...

This 2020 year has undoubtedly been filled with
many challenges that include the COVID19 pandemic. Unfortunately,
the end of the year does not bring about any reprieve from these
challenges, and it seems as we will be closing the year with
increased infection rates. COVID19 is still a serious risk to
personal health and operational stability to associations and
related service providers.
There are emergency orders still in place, and
time will tell how all government levels will respond upon the
expiration of these orders in January 2021. Now is not the time to
fall into complacency or relax any safety measures. Work with the
association management and attorney to ensure compliance with
emergency orders and implement reasonable practices that will help
address personal health safety and mitigate the risk of down time
for association personnel.
The following are general guidelines for improved
safety and compliance:

Avoid and discourage any gatherings,
especially in indoor spaces

Conduct all association board or committee
meetings using a video conference platform

Optimize and leverage the association website
to:

Disseminate current information

Provide access to association records
-
Provide access to services such as
applications, estoppels, online payments, account inquiries,
reporting issues, etc.
It is essential to differentiate the website's
use as a means of communication and services and the mass
distribution of email messages. Association should be careful not to
overdo email communication as this could lead to "fatigue" from all
the emails and create a disconnect with the residents.
Maintain all safety precautions such as social
distancing, face masks, common area sanitizing stations, frequent
cleaning of high traffic areas and high touch areas, and reduced
maximum capacity in common areas.
In general, these practices are a departure from
how associations handled their affairs before the pandemic. However,
some of these new practices are a significant improvement and
preferable to increase community participation, communication, and
service.
